A textile designer and a children’s furniture and toys designer for the last 30 years, Ms. Neelangani Hapangama who has excelled in exports to Australian and European markets, is now engaged in the property development business in Sri Lanka with sustainable real estate solutions and a global presence.

The announcement of the launch of Landmark Developers Holdings (Pvt) Ltd and its activities in the development of apartments and commercial buildings, etc came at a media briefing held in Colombo last week.

Her son, Eksith Hapangama, MD, Landmark Developers said that Sri Lanka’s real estate is one of the fastest growing markets in the region and with a facelift to urban development, Colombo is becoming an attractive city.

On the sidelines of the event, Mr. Hapangama told the Business Times that alongside their development of apartments and commercial buildings they are introducing a new concept of developing ‘Nano Homes’ for the younger generation.

He said “It is a new concept, we have introduced for the first time in the country”.

How does it work? In a 20 perch block they would put up five houses varying from 1,300 sq ft to 2000 sq ft with a back-yard and a swimming pool and at an affordable price which is in the range of about Rs 15 million. It will also be customised to particular customer needs, and promote back-yard living instead of front-yard focus. There would however be a front-yard kitchen with best amenities.

The other feature in their new concept, he said is that they will balance the sustainable ecology without being just confined to ‘brick and mortar’. More and more iron, steel, glass and pre-fabricated sheets and solar power would be used with these homes to be registered with the Green Building Council of
Sri Lanka.

At the briefing, he said that their business would move forward with the young businessmen, change the traditional business model to adapt to the rapidly changing industry.

Landmark Developers portfolio includes development of apartments and commercial buildings, facility management and maintenance, legal and financial consultations, blocking and selling of land plots for residential and commercial purposes, construction of property on existing land, compact or ‘Nano Homes’, interior designing, feasibility reports and facilitating overseas real estate investments in countries like Australia, USA, UK, UAE and the Maldives.
